Hello all,Hoping to get some input from investors out in Honolulu County about leaseholds and using them as a vacation rental.I found a few leasehold condos in the Honolulu/Waikiki area in buildings within a BMX/resort zone and was thinking about using them to rent out on AirBnB.

But in every case you need to start with a "3 day notice to pay or vacate". 

I’ve owned rentals and vacation property but lost it all in an ugly divorce.

The other day I received a text form my tenant "I'm just returning from vacation, and it appears the water inside the house was frozen from the tips of the faucet, and I believe the pipes froze and possibly busted".  

Eventually you will want to take a month vacation with your family while your business continues to rehab properties and make you money.

Most of the buyers are people purchasing to use as Vacation Rentals or 2nd homes, and either remodel for their personal use not putting back on market, or keep "as is" for a vacation rental.

You need to start marketing for the vacancy immediately upon receiving their notice to vacate to minimize your holding costs.I hope I've been able to help you some.
