I am looking at a SFH and some of the items listed in Inspection report will require repairs but seller is not willing to perform the repair work.

I believe remote RE investing is more difficult in building and maintaining the team, getting market expertise that at least is equivalent to the locals, and to perform heroics when necessary.  

Put in the time to develop relationships with hard money lenders and private lenders who can serve as your failsafe for closing on a property if your end buyer does not perform. 

I think 15 as a side hustle is about the right number before performance and turnaround start to slip.

Until managing your own properties is taking away from your ability to pursue your “$1500 $ per hour” tasks.

I just started doing a daily check list of real estate related tasks but am seeking advice from other agents who have had success.Right now I mainly focus on cold calling 2-3 hours a day.

So where they see a major issue its literally an hour long task.

I have no development experience however have a large portfolio of homes in the Charlotte suburbs which are solid performing assets and have done extensive rehab's on many properties from basic new kitchen/ba reno's to full structural/electrical/plumbing renovations.

There are so many fixed tasks and costs with lending on RE.
