Hi,Looking at the property is most important. if you tell her you can just drive by or look inside to determine if you will make a full offer or if she will have to bring money to the table she may help out more.When you get the address you might be able to google it and at least see the outside and the neighborhood the street view.Short sales take a lot of time and red tape, it has to be approved and the seller will have to prove she can no longer make the normal payments.If that is the case the mortgage holder is looking for a magic number, I have done a few of these.What else is going on with this deal?

In our area(s) and experience (which feels more limited as time passes) a rooming house serves a distinct clientele:  a) university students (perhaps a sub-population such as international students); b) work force for a major employer (factory, refinery, mine, hospital) or c) those on the margins (those one step from the streets, the mentally ill {as governments have closed most of the traditional homes and care facilities}, the addicted, etc).

Hi BPmy project is moving along smoothly, we are half way donethis house is located in a very desirable northern suburb of Pittsburgh.the school is great. conveniently located near "shopping", on the commuter line for pittsburgh. no more new construction. middle income, family friendly community.the projected return is tight b/c this is first time in this market and I think I Comped it wrong. a few street away makes a huge difference b/c of lot sizes.it's total upgrade, open layout, reconfigure kitchen, upgrade baths, all new windows.
