They'll get you an application, and contract you need to fill out with your tennant.Everything I've heard about mine is she has a stable job, 2 kids, and when I walked through the place looked and smelled great.Don't stereo type to quickly. 

These days, state laws hold landlord responsible for renting to sex offenders and criminals, and I'm not sure how my insurance company would handle it if one of your subtenants, a known child molester, molested a neighbor's kid.

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

Just add preventative measures and insurance responsibilities to the tenant wanting this freedom/addiction.

This is where you can try to force the old contractor to perform (let him know of the deficiencies and copy his insurance/bonding company) to get him out to correct. 

You can use mailing lists, brokers, go to networking events and establish relationship with other investors, brokers, insurance agents, attorneys, property owners, etc...

At one point the mortgage company wanted to know why my name was not on the insurance policy for the homes (it was in the name of my LLC), and at that point I spoke with my insurance agent who added my name back to the policy along with the name of the LLC.Best of Luck.

I'm aware of HOA cost and renters insurance but haven't figured in and flood/disaster insurance yet.

For the rental: I owe $1,054 monthly for Prin, Int, Taxes, Insur.
