Hi Naveen...thanks for the reply.....You're right $200000 is non existent in our area so Im actually looking out of state...Going to Austin on January 30...I understand the trends are very similar to the Bay Area...lack of inventory,multiple offers so on...that doesn't scare me away ;0) For my dolling up and reselling goals I do have a larger budget so will look here in the SF Bay Area....Love your email....What ate your goals?

The "implied warranty of habitability" is not going to impose crazy requirements on you, it just means that your place can't be really, really nasty and lack basic amenities.

@Paul Jamgotch and another major benefit is that you don't need to have a custodian with Solo 401k, you make the investment decision and then simply write the check.

The court is needed to impute the costs and charges on the other guy, you can not simply say he owes something and send him to collections without proof of him actually being obligated to it.
