Those are great ideas and I think you're approaching this with the perfect mindset.

Sometimes people over-analyze a "good deal" in the chase for the "perfect deal" leading to a mindset of "timing the market > time in the market" which is not a long-term wise mentality when investing. 

I was a perfect tenant, paid my rent early, became friends with all the neighbors etc. 

Texas is one out of 50 states so when you talk the way you have, it leaves an impression on others that it is perfectly fine everywhere, it is not.
