I am wondering rather than buying a house if I should buy a rental property outside of San Francisco and live in my currently rent controlled unit until my wife and I absolutely have to move out.

Best source (in markets that have no rent control) is either a realtor that deals with investors or a property manager.  

They both past away recently and now my parents and uncles want to sell the house.A little backstory, my grandfather bought the house in the 80s for about 80k cash.

Giving up control and paying fees as an LP is probably not a good route for many investors.

I have allowed longer stays in RI when there was an out of country guest parent coming.

And, I can tell you why very easily - both cause me to want to be the best version of myself that I can be, even if it means swallowing my out-of-control ego and changing certain things about myself.

That means they get to control the underwriting process and don't have to abide by the typical lending criteria.
