I'm interested in making an offer on an condo in FL, but I noticed that there's a lot of units in the same building for sale within the past month which got me a little worried and I'm trying to get information about the HOA by calling their office but I'm not getting any reply from them for two days.

So we are past inspection and negotiations at this point and our agent just told us he just got word the current tenant had put their notice in and their last day will be 11/1(which means they put their notice in before we even looked at the property for the first time).

They even left a notice saying something about the mortgage servicer.

My tenant has given me a 30-day notice on 10/1 to move out by tonight (10/31).

I have looked into some turnkey companies and noticed that they tend to cut corners to lower prices, and some neighborhoods are not rated correctly (e.g., B, B-, C....). 

Send them a 14 day notice to pay or vacate.

As an agent I've noticed my market seems to have a shortage of both inspectors and appraisers, so I thought about getting into it myself.

I currently have a tenant who gave me 30 day notice on 10/21 to move out on 11/31 and is refusing to pay the last months (11/1) rent but telling to take it out of the security deposit. 

We are looking at larger 3BD/2BA for opportunities to convert extra rooms/finished basements/garages into extra beds/baths.We noticed if the rent is about 0.5% of the total property value, we will be about breakeven for pure cashflow at the following assumptions using BP's Rental Calculator (e.g., $500k property requires ~$2500 rental income to breakeven): 5% CAPEX, 5% vacancy, 5% repairs/maintenance, and 8% property management (we have something worked out with our property manager)Here are our questions:-Would ~$600/room be a competitive rate?

We closed on it on Monday left a notice to vacate there Monday night.
