The 20 minutes away is a piece of cake to operate from my cell phone.  

Neighbor will give you clues to a missing owner's whereabouts, usually in the form of a piece of the puzzle but not the entire puzzle picture.Thus us all good because thus means very few or perhaps no competitors will be in contact with the owner, theirs heirs or claimants. 

I have found a market where I can pick up single family rental properties that have been rehabbed or updated for 15k-20k a piece.

What list did you target for your campaign and how many pieces did you send out?

My biggest piece of advice is however poor you've been living in college...

I'll use your example but the first piece of advice I can give you, which has helped me greatly, is - make sure you have a great CPA who UNDERSTANDS REAL ESTATE. 

The cash flow statement will be the telling piece here soon depending on how we finance it.

I'm not terribly experienced in RE, and even less so when it comes to redeveloping a piece of land into a 5 mobile home asset (not exactly a *park*, where you rent space, but a parcel of land on which you place a number of mobile homes and rent the trailers to tenants).

Been on the hunt for a local flip opportunity but haven't gotten all of the pieces to come together yet.
