As well as agreeing with those folk who say $11k closing cost seems way too high, I suggest that the main issue you have (as with any Investor who can get cash out of thin air) is holding out until you find the right bargain (rather than only relying on future value increases which may or may not continue).

I am all for self sufficiency , but IMO many low wage folks were screwed during the pandemic ...

Hi @Ibrahim YaminiDuring the pandemic, extended stay hotels and extended stay furnished rental operators made a lot of money serving essential workers and folks who were relocating.Extended stay rentals is the sweet spot between traditional Airbnb and traditional landlording.

This is a great place to connect with folks and learn more about the asset class. 

Yes, some folks feel safer with an LLC and umbrella, so if that makes you sleep better, you can do that too.

I also posted on DIY forum and that helped give insight on what to do about my shed but no help in finding folks to make the changes or estimate cost.So basically looking for 2 separate contractor needs, would like referrals if you have any.

Input from more experienced folks would be greatly appreciated.
