Ultimately, I would like to maintain a real estate holdings company with multi-family units and self storage facilities (as well as possibly a mobile home park or two).  

Would you buy a mobile home on a permanent foundation that has been modified (added onto) to the point that it looks like a normal house on the outside, but has a lower ceiling in the "mobile" section of the house?  

I chose it primarily because their mobile app is unmatched.

And unfortunately, no one loans on over 20 year old Mobile homes no matter how nice they are!

@Michael AnspachHello Michael,Almost all the larger apartments have traded hands over the past few years in the Mobile and Baldwin County area.

Living in a mobile home attached to a permanent concrete foundation and renting out the "kennel" (it's more like a studio apt.) to a tenant. 

The 1st deal we are looking at is a 1600 sq ft mobile home on 0.6 acre lot.

You may be able to find some checklists in books that focus on mobile home investing.

I was looking at one of those electric type sensors that supposedly the rats hate the sound and they go elsewhere.
