I have already completed the initial home inspection, repairs are being completed as we speak, so outside of the re-inspection, I am just waiting to sit at the closing table.

I walked through the property but did not get an inspection of the foundation, well, septic etc. 

Hello BP Members,I'm proud to say that I have finally closed on my first deal and I am eager to embark in this journey of Real Estate Investing.After closing on this 4-Plex I ordered an HVAC Inspection because one tenant started to see leakage from the ceiling and another complained that one of their bedroom was getting poor air flow.The HVAC inspection result showed that I would need a complete HVAC replacement which will cost me close to $40K (10K/door), an expense I did not expect to incur.

I’ve been doing everything I can to stay on top of it but of course I’m on the city schedule when it comes to inspections.

Have inspection this week.

During the feasibility period I'm planning on conducting the usual due-diligence with a thorough inspection of all the property's systems and structures (utility services, roof, HVAC, maintenance history, lot survey, tenant interviews) along with a Phase 1 ESA. 

One other incentive to get the deal accepted was we put in our offer that the inspection was a pass/fail, aka I wasn't going to nickel and dime them to get the price down for minor issues.

I find that 2-3 listings for every 10 are being listed at below market price.Besides leaving contingencies on the table - inspection, appraisal etc...

The owner is allowing me to do a full inspection, where I would be sure to include a test for meth. 

If you're just starting out, you may want to visit a few mobile homes for sale and inspect them before settling on one to buy.
