You can find a replacement property where the seller is willing to accept an assignment of the SCBN as part of the payment for the property.

For the HOA boards that I am on, all communication related to a payment plan would have come through the management company as drafted and handled by their attorney on behalf of the HOA.A payment plan that was discussed in writing (email), drafted and signed by you (thus agreed to), and then has been acted upon as agreed by all parties for 7 months (they accepted the payments) - IMHO is effectively "executed".

You should do this at the same time or have the fiancé sign after you accept and lease to the new roommate.  

I would agree, but there is also private flood insurance which lenders will accept.

Question: I've seen conflicting opinions on whether or not you should accept unlimited applications and application fees at one time or if you should cut it off at 3-5 and process those before accepting any new ones.

then take your chances and don't accept this tenant.Or, is there something in CA (it is a weird state I keep finding) that you can't sign a lease today that starts sometime in the future?
