I'd buckle down and apply every saved dollar to the lowest balance business credit card, then the next until all 3 are gone. 

I have never seen a hard money lender have great interest rates and low points.

In my experience, there are plenty of small banks/credit unions that are cool with student rentals as long as they're all on one lease.

Does that mean net cash in your pocket after interest, taxes, principal, insurance, repairs, maintenance, credit card fees, etc.?

How are the property taxes in Nevada; fair, high or low? 

Over the past few years we have been spoiled with historically low interest rates that have become the norm for that period of time. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

With such low inventory, Investors are hungry for properties and this ain't looking up, unless the rates come DOWN!

They check criminal, credit, and eviction records and provide a solid report.

Life is such a funny thing sometimes - and I'm right on the opposite side of the fence to some extent here; I'm not necessarily a "big gov't" or "small gov't" guy, but I am a "don't be an unreasonable pain in the *** gov't" guy, and at least in my neck of the woods permitting is a royal PITA for very low value.
