That's not including the upfront cost for example Appraisal fee, Legal fees.

I'm a small business owner and my wife is a real estate agent (and ex interior designer), we both have 700+ credit scores, but not enough cash on hand to cover the difference between the usual 70-75% loaned by hard money lenders and the total cost of projects in the Tampa area.  

The subject says it all - if anyone can pass along the name of a real estate attorney they used for setting up an LLC, and maybe to answer some basic legal questions/advice related to it, I'd appreciate it! 

However, since airbnb income can be different each month, would it be legal to set up that kind of "rental agreement" with my S-corp in the eyes of the IRS?

@Kiyong Kim If you stipulate in your lease that they have to move out at the end of one year, or try to rent to someone you know/ someone that may know someone looking for a rental for no longer than a year at a good price, then you should be a little more comfotable with the decision... but even then, it can still get to a point that you take them to evicition court, and have them legally removed, Though if it comes to that, having as much legal documentation explaining the terms of the lease would best support your ability to get back in as quickly as possible. 

Also there is nothing that legally that can be done to remove his name from the title.He says several investors have called him on it over the years and they brought it to the lender and were rejected as the lender wants top dollar/current market value for this abandoned property.  

I just want to know is wholesaling legal in Alabama, Specifically in the (Auburn,Opelika) and surrounding areas!

If I can legally roll all of it into my next deal it might be the right move.
