You will have to pay a flat fee which is usually around $1,000 and offer a Buyer Agent fee which is normally 2% of the sale price at time of closing. 

I'd be ashamed to rent something with broken windows or appliances.I tend to have a lot of younger renters and the orange and green sheet vinyl floors, dark brown paneling, and crusty old bathrooms and appliances from the 70's that some landlords offer around here just won't cut it with the HGTV crowd. 

@Shawn StitelerUsually if it's an equity structure, where you are splitting the cash flow, and not just paying a flat interest rate, then the investor participates in the upside of the opportunity also, the refinance proceeds and/or sale.

I'd definitely take those off and put flat caps back on.

I leave it at a flat rate all year long.

looking for cost to upgrade to (4 gang meter) utility says no bypass switch needed and the panels can stay in their current location. 

Our inspector said that it was possibly a garage that was converted to a livable unit...there's a kitchen, brand new electrical panel, bathroom etc.
