I'd be ashamed to rent something with broken windows or appliances.I tend to have a lot of younger renters and the orange and green sheet vinyl floors, dark brown paneling, and crusty old bathrooms and appliances from the 70's that some landlords offer around here just won't cut it with the HGTV crowd.

@Shawn StitelerUsually if it's an equity structure, where you are splitting the cash flow, and not just paying a flat interest rate, then the investor participates in the upside of the opportunity also, the refinance proceeds and/or sale.

Our inspector said that it was possibly a garage that was converted to a livable unit...there's a kitchen, brand new electrical panel, bathroom etc.
