One of the repair items in my letter is to "uneven sidewalk" that is due to the neighbor's tree roots lifting the neighbor's sidewalk section adjacent to the "uneven" area.

.,  the third would probably be keeping up on the bigger cap ex items, like roofs, converting over to forced air from another heating source, or trimming a few large trees, etc.

A good rule of thumb to remember with insurance claims is sudden and accidental,  such as a tree falling on it, or wind damage, if it is something that happens over time your insurance carrier will probably deny the claim.

So in the last 12 months these are some of those kinds of unusual expenses:- replace oil tank $1800- replace Bilco door wrecked by tenant $950- replace sewer pipe clogged with roots $2000- repair neighbors gutters that were destroyed by one of our trees $250Anyone else have unusual/extenuating expense stories?

As I understand it, here are the......PRO's:- Investors attract union & undocumented workers, both of whom don't want financial records to endanger their union membership and/or US residency status(es).- Investors pay less in labor.- Contractors don't have to pay taxes....CON's:- Investors don't get protection of written contracts, liscensing/bonding, etc.- Investors can get prosecuted for tax dodging?

Is the exterior Stucco.. mice love stucco they crawl right up the walls..Trim back tree branches, and check exterior for cracks, and holes near basement windows and entrances. also around ac units..
