. $900 x 4 units = $3600 (monthly gross income )$3600/ 2 (50% rule) = $1800 (net monthly)$1800 x 12 (months) = $21,600$21,600 / .07 (7% cap rate) =$ 308,571 So after I was comfortable with the valuation of 308 I estimated the repairs to be at least $20 a square foot plus all the mechanical and electrical etc. the building is 3800 sq.ft.

Scraping it etc was a waste of time so strapping & new drywall was the fastest & cleanest solution.I also did the popcorn ceilings as well.I replaced all the old metal electrical outlets prior to the rehab so I could recess them correctly before the new drywall went up.

It states that 'tenant shall pay for all utilities, cinluding, but not limited to: electricity, heat, telephone, fire alarm changes, heat system maintenance costs, janitorial and cleaning charges and snow removal from xxx street in front of premises. and then in another section goes into more detail that I shall be responsible for 'normal maintenance of such items including, but not limited to heating and air conditioning systems' He said that the heating system is only two years old and that if something was broken beyond repair it would be on him but it is written out and sounds like there should be more detail. opinion?

The utilities are 125 per unit per month (water, sewer and garbage owner pays and electricity the tenants pay).

Electric needed up date, Plumbing had alot of issues, the house was full of stuff left from the last people to live there, holes in walls, needed paint, hardwood floors needed to be sanded and re-finished, and bought appliances as there were none.
