I went outside after I called the cops and both times the officers went by, they'd be quiet, so the officers wouldn't hear them being loud.They keep the lights in the front off while they're "hanging out" so that makes it difficult for officers to see what's going on until they get up on the house - by that time, they have quieted down long enough for the officers not to see or hear anything.I got tired of the 30+ calls regarding their noise not making a difference in how much noise they consistently made daily and out of a week - they would average at least 4 nights out of the week to be a complete and utter nuisance.So after being awakened at 2:35am and seeing their usual ploys, I went to stand where they could see me and proceeded to stand there for five minutes before they realized that I was standing there.The old man asked: "are you okay?"

yea we have alot of money in low cost index funds as of now. they work great in between saving for a property with cash.I've though about leverage but between the p and I cap ex maitnance vacancy and all the other stuff it is cheaper to buy the condo with cash then up and sell it when I can buy the duplex. taxes are high here for homes on there own lot the condo is closer to 1 percent property taxes were as single family homes and duplexes and such are closer to 2 percent to 2.2 percent so that is a big reason why it makes more sense as of now.yea just this first duplex I want to pay cash for. after that I have no problem with leverage. but if we live in it it's gotta be paid for it creates a very stable rock so if the wind blows hard I am protected and have no worrysit really helps ease my anxiaty disorder and will prevent a stroke at a early age. a large reason as well is we cant qualify for a morgage that large.

(Technically I signed gave to the agent but agent haven’t mail out to him yet)He emailed me his renter insurance and he paid one month broker fee to the agent.Now before he move in he want whole place to be professionally cleaned and whole place to be paint.which is fine with me.Now he want a new ac, and new light bulb shelf inside the closet to be removed ( I dislike those requests ) and He has a mother who is little difficult.
