Alright guys, so I introduced myself a couple of weeks back and have connected with several of you because I am just getting started. Well I am officially connecting with brokers and trying to build my lead funnel. I received this from a local broker and was wondering if you could help me work the numbers. I am using Michael Blanks SDA so just really want someone to double check. I don't feel I am that accurate. THIS IS ONLY FOR THE 10 MINUTE OFFER, Thanks!!!

Asking for $995,000

8 Units

100% Leased

950.00 per unit

all 2b 1b

built in 1985

great value add

potential to move rent up to $1250 per unit

I calculated a %9.17 Cap Rate

This is my math -

950x8x12 = 91,200

91,200/2 = 45,600

45,600/.046 (4.6 cap) = 991,304
