If this is going to be your primary residence, I would probably start out with getting a quote from whoever provides your auto insurance.

The tenant would have auto-draft set up with his company to pay the rent and so I thought I was on easy street. 

They auto draft the payment, track the amort schedule and do the annual 1098 interest reporting for us.  

Two books I recommend for those thinking about buying out of state are: Long Distance RE Investing by David Greene and Landlording on Auto Pilot by Mike Butler. 

You can inquire about other credit demands such as auto loans and credit car bills which they are responsible for to get an idea of how much real free cash flow they have each month.  

On the other hand, I think this is an opportunity to make sure you build and test your system to ensure your rental is on auto-pilot if you do keep self managing.

I took it upon myself to check my own insurance policies last night and wouldn't you know it, my auto policy was cancelled almost a month ago because my credit card had changed due to hacking.

They are great for auto insurance and processing those claims quickly, but I had to file a claim last year on one of my rentals and found their service to be less than optimal to put it kindly.

They can both be used in together.Most of the insurance companies you see advertising on the radio and TV are focused on personal lines insurance such as auto, homeowners, life insurance, etc. 

Although want to upgrade auto pilot to a digital one.
