So, between 3% - 5% would be a good number to keep in mind.The best way to find out though, would be to call the title company, escrow, or whoever is doing the closing.

I am a licensed commercial agent so I handled all my own paperwork along side my favorite title company.

I get access to houses before making offers to wholesalers, because the ones I've dealt with will not accept an option period - the EMD is nonrefundable, with the only exception being clean title. 

Can anyone recommend any investor friendly title companies and hard money lenders in the DFW area?

What I mean by bond is : should I go ahead before finding the deal and create a connection with a attorney and a title agency for when I find my deal. or just selected one form google nearby and that is it!?
