The house feels "warm" even if there's no furniture.Now, if we had a unique property with too many rooms needing definition then I would probably pay one of our local staging companies to come do their magic.

If you have a big investor who is putting up say 30 to 40% of the money, keep them very warm and raise 50% more money just in case.  

If you get a warm and fuzzy from those questions, then the numbers seem reasonable.Good luck,Steve

One of my friends was telling me of a report that says in Georgia we have one of the most biggest shortages of inventory to demand in the country for houses right now.Any of the warm belt states are seeing pretty good growth.
