Well, I didn't mention the paper jams, letters and envelopes printing off-center having to fix those and reprint and if that doesn't work using good ol white out or in some instances handwriting the fixes to the letters/ envelopes.

However, presuming that you know the ins and outs of due diligence and the escrow process, I suppose you as the buyer could reasonably negotiate down with the flipper from retail price to remove the RE agent commissions, staging, marketing, and additional holding costs that wouldn't be needed to sell direct to you and it might be in the flippers interest to keep a CRM type list of such direct buyers to avoid the longer RE agent MLS listing route.

For repeat offenders - late rent more than 2-times in 6-months or 3-times in a year - the late payment fee is assessed on the 2nd of the month and a Notice to Vacate served on the 5th.We have only had two tenants get to the Notice to Vacate stage and one who paid 7 late fees in one year - then we did no renew the lease.
