The home inspection contingency is pretty much a blanked escape clause for your due-dilligence, as long as it is combined with NO right to cure for the seller.

I also get a lot of help from my brothers and subcontractors that I know.

A friend's brother has offered to sell me his condo in San Jose (~$650k).

My brother used to invest in it, but I never enjoyed being there. 

This project has slowed our growth since we do have some debt and didn't get the lump sum of cash we were expecting to get from selling it, but through hard work and determination we were able to find a solution that still put cash in our pocket and salvaged the equity we have in the property.I write this not to brag, but our investment career has been somewhat of a challenge while my business parter / brother and I are both in the military and work on average 10-12 hours per day.

I am hoping the time I am putting in myself will be compound interest and be worth much more than the overtime I would have worked.Stay safe brother!

I suspect your condensation problem relates to heat escaping through the old roof and meeting the cold air. 

I make a dismal income, and live in a home with 30 ac worth about 200k where we own 78%, with my wife’s 2 brothers who live in other states own 11% each.
