At that point you would have three items 1) your adjusted basis 2) your depreciation recapture (25% tax IIRC) 3) your gain (taxed at 15-20% IIRC).Your basis throughout the years will change as you decrease it by taking depreciation, and increase it when you perform improvements which will then be depreciated.

We believe that its not about some other software system, or this brand new strategy, rather its effective deal analysis so you don't loose money, aggressive marketing to bring the deal flow in, and systemization so in a reasonable period of time you can actually have freedom even while flipping 6-12 properties per year.Getting your license isn't free, nor is going through our education.

I did use a contractor to help out with some of the major repairs (42 windows, brand new plumbing, new hardwood floors, and converting from radiators to central air) the rest I did myself so I got exposure to working with contractors and truly understanding what kind of work is involved and what some of the costs in a rehab might be and how to survey a property for needed repairs.

But the redevelopment numbers don't work as well.Anyway, I think a yellow letter that says they could move into a brand new home like the one down the street for just an additional $xxxx/month.I'm getting the feeling I should build asymmetric duplexes, with one side smaller and simpler.
