Most leases for a retail center are 5 years and some 7 to 10 fixed and then the options.

I am wondering if I should rent out my home for $2600 (avg rent on this island for a home w 4 beds) and lower my expenses by renting myself a condo for $1200 a month so I can stash more money away to buy one of these Vaca condos?

Ask the standard questions: age of the home, size of the home and lot, number of beds, baths, is there a garage (attached or detached), any recent renos (were they inspected or permitted), how much of the space is finished, etc.

Perhaps they focus on homeowner retail type jobs and charge a premium and I need to find different contractors who are more reasonable.

Your realtor and their realtor and their property manager should have a list of each unit bed/ bath, rent, utilities, property mgmt charges, who's behind on rent, etc.

Best so far is in Mesa AZ - I bought a 4 bed 2 bath for $100 using Subject To and put $500 into clean up - got $25,000 down from a tenant buyer.

I am estimating about $50k per 1 bed micro-unit w/bathroom).

I have a friend who has been doing it 40 years and has about 10 million sq ft of retail centers.
