They should be able to give you the number of sales, prices and days on market for a specific area (ie Zip Code or County) and for a time period (last 90 days, 1 year ago, etc)From there I also look at businesses coming in and out, unemployment rates and crime rates.

By combing through the pictures, you can see if there is a wet bar, and potentially the layout.

Perhaps there will be another wave of the virus in the fall, but if you've got adequate protections and a backup plan in place, like that 12-month lease Roni mentioned, and you get some tenants in place between now and the next semester, barring any other issues that might arise in the normal course of business, you'll ride this wave with the rest of the student rental community and along with all other investors in your region.

That might help with the areas to look for or avoid.As far as Indy goes, townships and zip codes aren't everything.
