The people from the city will make a reservation on Airbnb to catch you and find you $1000 per day based on the amount of time it’s been on Airbnb. 

This is exactly what I do, but I know lots of people use two listings for the same property but I'm also hearing that Airbnb AI bots are cancelling listings for duplicates!

However, it may turn people off to nice investments that can give you anywhere between 12-15% ROI (singles, doubles, and triples.I'm far from an expert and I want to learn different ways you guys analyze deals.

What are some tools that people use to figure out what comparable homes/units are charging tenants for rent in an area you're interested in investing in?

Condos have had generally more trouble selling because of people's general perceptions of HOA fees. 

I have done exactly that while recommending contractors I have worked with that don't upcharge like crazy (unlike the people they sent) - let's see what their response is. 

I guess, how do I decide where to commit my research to before contacting all these people and sticking it out.

@Connor Hailey only you can decide the tradeoff between:An agent that doesn't own rentals and thus is limited on how much they can truly assist you.vs.An agent that owns rentals and can probably save you a lot of money, but may be competing slightly with you.
