The reason being the ARV value of the house is considerably higher after rehab and refinancing a hard money loan with traditional 30 year essentially leaves some cash on the table and you can continue to invest.How did you find this deal and how did you negotiate it?

A side note is I have a coworker who was renting the room upstairs an is continuing to rent while its for sale. 

For a $390 annual membership you can analyze unlimited numbers of deals and it saves all your data so you can go back and compare deals or continue to update your data once you buy something and get it operational.

After talking to my insurance adjustor, he advised to get details on HOA coverage b/c to remediate damage we need to go all the way to studs. 

You could also sell and invest passively and use W2 income to continue with that.

Just a general rule in negotiations: "He who go(talk) first, looses" :)
