I've talked to many smart, rich people who've been very happy buying SFH for a slight discount and renting for 1% while the tenant pays everything.

Several years ago was the once in a generation buying opportunity provided you were smart enough to sell at the top of the market.

Whereas now (closer to the top of the market) it would be smart to have all those free and clear homes.
