I currently have 2 properties- marina del Rey & cheviot hills that are currently being rehabbed.   

The tenant texted that he'll pay the rent into my account before the court date and I texted back that any payment he makes will be turned over to the courts to put into their escrow account, because I won't accept it.Of course he's blaming me for making a mountain out of a mole hill, just because he hung out a clothesline.

The Triangle area (Raleigh, Durham, chapel hill) is a hot sellers market right now.

The Kern and Mission Hills areas are nice but can be pricey.

I'm currently in the process of getting a HELOC on my primary residence to use as capital to support my flip strategy, my dad also said he will throw in as well and basically act as a silent partner. 

This is true and I've been looking at the Crenshaw/Baldwin Hills area, West Adams, Inglewood, Hawthorne, View Park, Hyde Park, West Athens, etc.

We will be looking to purchase a house in the low $200k range, in the Lake Harriet, Linden Hills, Southwest area.

Wednesdays from 11:30-1:30 at Iron Hill on Riverfront is the Greater Wilmington Housing Providers(GWHP.net) meet up. 

You may want to add in Fernbank, Springdale Park and even Hope Hill (slowly improving!)
