One was because of poor management and the other because the property needed major renovations to be competitive in the area. 

We are considering a flip in our area to start off but I am curious to hear what others are doing in California specifically.

There are lots of multi-fam investment pockets in the greater Boston area, some really great to live in, but really depends on your financial situation / down payment.General advice- The vast majority of multi-fams in the Boston area are very old builds.
