The problem would be if you applied for a mortgage, a credit card and a loan for a boat all around the same time. 

As you can see $500 won't pay for a new full title insurance policy, (plus the recording/stamps/tax/loan fees/notary  etc)Lenders who offer first position HELOC are going to charge you the full boat for the title policy.

My thoughts are to keep the existing building in place and clear an extra acre to begin with for outdoor storage (boats/ RVs/ cars, etc).
