michael zuber and chad carson are good too.what i learned is that it's very difficult to provide evidence of self employment income when you don't have a long track record of it - IE several years' worth of tax returns.

My insurance agent neglected to put in the state abbreviation when submitting the mortgagee's address for my insurance policy, and this delayed the processing of the policy to the extent that escrow was postponed for lack of sufficient evidence of insurance at the anticipated closing date.

I think your problem is that instead of listening to what others have to say that have proven with data and evidence that a 80% success rate is real, you let ego and stubbornness stop you from giving anyone else that is out there to help you a chance.So John, if you still stand by your opinion that a 0.1% success rate is what works for you, then that is your prerogative.

Cash reserves are pretty good evidence that she manages her finances fine & won't give you any problems.Getting her cancelled checks (or electronic payment record) is the only way to be sure the person paid their current landlord on time.

Most mobile homes have a title which is evidence of ownership.
