good find. that is right down the street from my duplex. the land alone is almost that much money. that area will support $900+ 1bd rents.

That is important to address in a mature fashion as the entire exit here is based on financing and if the appraisal doesn't support the sale price the buyer has to come out of pocket for the difference or not get the loan.  

I cheated - - 1031 a SFR rental with high cap gains directly into a 6-unit MFU.Commercial 5+ is always an ARMan LTV 70-75% so forget cheap buy-inhas nothing to do with your DTI or Ficohas everything to do with the DSCR proving the property supports itself.

I personally have done this, and I think of it as "making up" for the fact that I don't have to make a down payment -- so the karmic balance of the universe makes up for it with check-the-box property repairs that I have to do (still WAY less than 3.5% down payment!).

My husband also works in the same brokerage and I temorarily am doing more of a supportive role for him.
