I understand townhomes won't appreciate as much as a single family home but our hope is to pay off principal along the way, start getting more cashflow and eventually pay off both properties. 

I understand they gotta make money but if you're cash flowing $350 a month...

After you have a general understanding of the REI in the Columbus market and you know what interest you and or maybe some long term goals.

I’m still tempted to start locally then branch out once I understand my work flow a little bit better.

You've got to really, really, really understand the zoning for each county and mind the fire insurance hazard premiums.
