I like the idea of 2-3k monthly rent at a price point of 150k, but I dunno how realistic those rents can be.I've got good w2 income to supplement park development if necessary.

Hello Everyone My Name Is Manny A This is Day One On Bigger Pockets and maybe my second week of my real estate investing career.I'm Originally from NY I Live in South Florida Now.I've been Obsessing my self with all REI information For the past 3-4 weeks indepth been interested for about 4-5 years waiting for the right moment to move forward I'm Aiming for Real Estate Wholesaling then eventually aim for steady cash flow with rentals and continue wholesaling as well. my main goal is to progress financially and Grow.I'd like to build an extensive portfolio by 30.I've come here today looking for help with a Postcard Mailer to deal ratio I've setup a simple " I Want to Buy Your House Cash "Postcard I haven't purchased it yet awaiting second opinions (from anyone who is willing )regarding amount and overall success with the specific design I've chosen.

With all the costs associated with flipping, which is my goal starting out, I am aiming at 50%, because that is the only way I am confident I will make a profit in my market. 70% After closing costs and rehab puts me back at purchase price, with no guarantee of any profit.
