Paying of debt has the same effect to you net worth and long term wealth as investing at the same interest rate.

This is my first time doing this so I want to go about doing it more cost effective and do them myself instead of paying for them to be done.

You only need two things... a good, cost effective Contractor... and a good exit strategy.The exit strategy can be self-marketing, developing a relationship with a Realtor... whatever it takes to turn the property.

I've seen others have hand-written the message (probably copied after the 1st) with a business card - not sure if that's more effective or not. 

Can I put on an addition by laying down a foundation, rolling in a mobile home, and permanently installing it with perhaps a carport or deck connecting the two structures effectively "combining" them. is this just crazy?

It seems to me that if you are "funded", then you have effectively already closed the deal and bought the property.

Most of them will let you setup an address and you can put your box number as a Suite number...

I don't like telling people what the criteria are, because I don't want to give them potential evidence to try to use against me for some bogus discrimination suit that I still would have to pay to defend against.  

They have a document you can sign so that you can use the physical address and you PO box number like a unit or suite number.
