Hello Everyone My Name Is Manny A This is Day One On Bigger Pockets and maybe my second week of my real estate investing career.I'm Originally from NY I Live in South Florida Now.I've been Obsessing my self with all REI information For the past 3-4 weeks indepth been interested for about 4-5 years waiting for the right moment to move forward I'm Aiming for Real Estate Wholesaling then eventually aim for steady cash flow with rentals and continue wholesaling as well. my main goal is to progress financially and Grow.I'd like to build an extensive portfolio by 30.I've come here today looking for help with a Postcard Mailer to deal ratio I've setup a simple " I Want to Buy Your House Cash "Postcard I haven't purchased it yet awaiting second opinions (from anyone who is willing )regarding amount and overall success with the specific design I've chosen.

After two months of playing with numbers, reading blogs on here, and listening to the podcast I took went ahead and ran my numbers to see what I could be approved for (I am 19 years old with a steady full time job at a bank) and I decided with the rent rate I would receive and after hazard insurance and taxes and every other misc. expense being covered, that I should stick to around 100,000 for my first home.
