I imagine that if you hand a business card to a seller that says "real estate wholesaler" than they may become confused or simply not take you as seriously as a cash buyer.

Simply mud jacking will not work because the grout will pull way from the slab as the soil settles.The next question is; how deep is the uncontrolled fill material?

I thought about just pushing this deal to my Real estate agent friend and watch him do it, seeing as this is my first time....Maybe I personally should just focus on the assignment of contract method and find some " high equity homes" to simply assign and push to some High dollar investor...

I was very surprised by this, since what I read indicated that the lack of conventional financing is what allows you to buy a these homes for so cheap.

(I avoid single member LLC ownership as I feel they are more vulnerable if they are simply an extension of yourself).However, if I didn't have the mortgage note fully documented & duly recorded etc the IRS auditor was reluctant to allow the expense.The later is also good practice if you are using the mortgage to strip the equity to protect the asset.

My day job is in selling construction materials, brick, block, stone, landscape, etc. for new construction and remodels.Owned a duplex years ago but being newly married at the time and then kids on the way, sold it due to lack of time and the cash flow was not good enough for property management.
