@Don PetrashA standard approach would be to seek seller financing.

A landlord may not terminate the lease, but under the Servicemember Civil Relief Act the tenant may terminate the lease with the proper written orders without penalty. 

There is one suggestion I have about using your 401k, without penalty by converting it to a self directed 401k,  then it can invest into your rentals and you can grow your 401k with payments back out of the rentals.
