We always add ceiling fans with light fixtures when we are renovating properties we acquire and command higer rent compared to market (you can see from the pics of other listings, if they have it or not).

You can easily just print out a contract that an agent or a seller sends to you via an email,sign and than scan the document back onto the computer to send back to the agent or seller.

I know this has been discussed a lot, but with the advent of receipt scanning and mobile apps, I would like to find convenient ways to go paperless.

Some of the pics on google earth look like 2 buildings need new roofs but we don't know if those are our units yet.

Need a program that will allow me to cheaply edit pdf docs (ones that I scan into .pdf).

Right now I use my iPhone, scan with the Genius Scan app, then upload to Dropbox and an organized folder hierarchy.Closing statment - scan immediately with my phone and upload.  

Looking at the pics, just to put some lipstick on it would take $25,000.

All together I've estimating about 100K, but I honestly don't know.I've included pics, first 3 are the basement its about 1/2 the size of the house, the bedroom has mold in the back closet, the kitchen has mold on the ceiling by the door, and also a random mold spot around a light.
