Looking for anyone who has a duplex that is mix of STR & LTR and claim material participation for the STR side for the "STR loophole" to offset active W2 income?

You may have to do a lot of the improvements yourself just to save money on the labor, though you'll have to buy the materials of course.

This price seems about right with materials, gas, dump runs, inflation and if this person has a helper or 2.

The cash buyer can do that himself, why pay agent commission on top of a wholesale finders fee.The way I work with an agent wholesaling is when I get my 30 properties a week, just one or 2 are wholesale material.. the others are more listing material.
