I'm a real estate in Utah, and I'd love to get feedback on some of the popular lead generation methods that agents use to find new clients.

Okay I am new and trying to get my first deal going.On my way to and from work I have been driving pass this house on a popular road in my city that has been vacant for months (probably longer but I have just started noticing these things thanks to BP). 

One popular method that investors use to stretch cash is fixing up a place and then pulling their new equity out of the house to use as another  down payment. 

The most popular question in these forums is some variation of "How do I get started investing with no money?"

@Sebastian Ehreiser Yes Airbnb's are becoming more and more popular down here. 

Actually I own and have personally taken many different real estate boot camps and courses including the largest and most popular ones available.  

The cap rate is a little lower than I'd like to see, but Lakewood is a popular investment area so it's harder to find deals at low prices.I'd also include a contingency for review of rentrolls, leases, etc to make sure the financial documentation checks out.
