Direct Mail List Criteria

Hello!

We have been sending direct mail to absentee owners for almost a year and have had great success. We are looking to expand our reach to different lists.  One we are going to try is the tax delinquent list for our county. Does anyone have any other lists that they are crazy successful with? High equity? Pre-foreclosure?

Thanks in advance!

Heeeeyyyyyyy @Corey Reyment! Pre-foreclosures are great to contact by phone 2-4 weeks before the auction is scheduled (I'm not sure how long property owners have to sell before the auction in Wisconsin). You can also try vacant properties + high equity + out of state owners. This one is wildly popular amongst my clients! Its great to stack as many criteria as possible, always including high equity/low LTV. Code violations is another one, although I think you may have to take a visit to the county clerks office, and even then, there may be a cost associated with this list. Let us know what you decide to do with your next mailing!
