Repeat and repeat until you accumulate enough equity and cashflow you have the freedom you are looking for.The only way I can see you speeding up the process a little is by working for a contractor or a construction company as you'll need less money to complete projects. if you have the patience and the skills to do it yourself. 

but if he is not living there I wonder what your lease says I dont really know what you can and cannot do.Maybe others who are more up to speed will have a better answer.

Usually May-June is peak time.

They seem to be mowing around them.. but they are on sidewalks so no work gets done on those and I saw some on over pass sidewalks to me thats really dangerous stuff goes over the edge and into your car going at freeway speeds that could kill someone. 

Also, it is a pretty interesting industry with technological advances occurring at light speed.* Self driving cars will not kill parking (my sincere opinion).
