Destructive overnight guest
We closed on our 1st rental property yesterday and already have an issue. It is a 2 family house with a 3:1 and a 2:1. The tenant in 2:1 asked us during our final walk-through of the property if her son and his girlfriend can stay at the property for a few days next month. We thought the question was odd so we did a follow-up with the seller. In speaking with the seller, he mentioned that he had previously banned the son from the property. He caused damage to the property, had late-night parties, caused issues with the other tenants, and had moved in with his mom. The son's behavior was a cause for concern with the other family in the 3:1. We spoke with the tenant today and told her that for the safety of everyone on the property, her son and his girlfriend cannot be staying there for 4 days. Found out her mom lived about 1 mile away but the son does not get along with the males in that home so he is not welcomed there. Can we legally ban him from staying at the property???
