The biggest problem I have is I only have around 80k-90k to work with and almost all of the investment properties here start in the area of 150k which means I would have to finance as opposed to properties in other states that could be bought outright for 30k-50k.

If you are looking for cashflow wouldn't you want to mortgage for 30 years opposed to the 15?

I should have specified that we're currently acting on the advice of increased rent by renegotiating leases, so the ~$27,000 will become actual monthly gross before the point of valuation/buyout.We're anticipating that the exiting owners will be VERY strongly opposed to the NOI/(Cap Rate) valuation, due to lack of experience and lofty expectations.
