Seek Advice on Valuation Challenges
Hello all!
I'm part of a group that owns 10 commercial buildings in San Diego, CA. The time has come to buy out two of the partners, but we're struggling with the valuation. The buildings are unique, old, all different. There are no relevant comps. And appraisals have varied wildly.
Our monthly rent roll is $22,000, and we have been advised the market can support an increase to approx $27,000.
Any advice on how to value the company? I'm familiar with the traditional methods, so instead looking for advice from real-world experience. Have you been in this situation (or know someone who has)? What valuation method did you ultimately choose...and did it later prove to be the best method?
